The move-out cleaning checklist St. Pete renters actually need

Property managers check the same eleven places every time. Here is the list, in the order they walk it.

Deposits are rarely lost over big things. They are lost over the oven, the fridge seal, and the tops of the door frames, because those are the places a walkthrough always checks and a normal clean always skips.

After enough move-outs across Pinellas and Hillsborough, the pattern is predictable. Property managers walk the same route, in the same order, looking for the same eleven things.

The walkthrough order

  1. Front door and entry. Handle, frame, and the scuff line at foot height.
  2. Kitchen appliances, inside. Oven, fridge including the door seal and the drip tray, microwave, dishwasher filter.
  3. Inside every cabinet and drawer. Crumbs and liner residue count against you.
  4. Under and behind the fridge and stove. They will pull them out.
  5. Bathroom grout and caulk lines. Discoloration reads as neglect even when it is just age.
  6. Toilet base and behind the seat hinges.
  7. Baseboards, corners, and door frame tops.
  8. Closet shelves and rods.
  9. Window tracks, sills, and blinds. In Florida this is the one that surprises people.
  10. Light fixtures, fan blades, and vent covers.
  11. Floors, edges included. Vacuum lines in the middle prove nothing if the perimeter has dust.

Time it right

Clean after the last item is out, not before. A move-out clean on a half packed apartment has to be redone, and you will pay twice. Book it for the day after the truck leaves and at least two days before the walkthrough, so there is room to fix anything that turns up.

What normal wear looks like

Florida law separates normal wear and tear from damage, and cleaning is not the same as repair. Faded paint, small nail holes, and worn carpet traffic lanes are usually wear. Grease on cabinet fronts, mildew in the shower, and pet hair in the vents are usually cleaning, and cleaning is billable back to you at whatever rate the management company decides to use.

That is the real math on move-out cleaning. You are not choosing between paying and not paying. You are choosing between your price and theirs.
